How Mc Laren Cars Made it in Sports Car History

Since Mc Laren's team joined Formula 1 racing in 1966, a total of 106 teams have come and vanished. And two most infamous cars, Mc Laren and Ferrari have stood their way out since 1966. The giant car models have marked great contributions with the introduction of McLaren F1 (1993-'98) and the Mercedes-Benz SLR McLaren (2004-'09), and so far and still remained to be the greatest maker of sports racing cars.

McLaren F1 is a stylish and renowned sports car which is made by Mc Laren Automotive. It is recognized as the 'fastest road car in the world' by March 31, 1998 after the car's exterior was redesign by Peter Stevens. It sets the record speed of 231 mph (372 km/h) with rev limiter on, and 242.95 mph (391 km/h) with rev limiter removed.

Anyone will be amazed with the car's functionalities with its signature design and technologies. As compared with any other sports car, the auto features a ruggedly streamline form and is superiorly lighter. It also has a powerful engine designed to fit in the track's race.

The advanced design of this car has won numerous racing competitions including a record of 166 winnings out of 668. The popular sports automobile also holds the title for 12 drivers' titles, eight F1 constructors' championships, Indy 500 and the 24 Hours of Le Mans.

Mc Laren racing is one of the most triumphant teams that joined the league of Grand prix motor racing. In fact since 1963, it is one of the prestigious car labels who have created some of the most iconic Formula 1 automobiles in the sports history. From the inner to outer design of these cars, they are built to win in the race.

One of the best cars in line with the famous sports car brand includes Le Mans 24 Hours which is formed to win in any race. It is regarded as the oldest sports car which has joined in an endurance racing. It is famously tagged as 'the Gran prix of endurance and efficiency' as the car can run for a period of 24 hours without stoppage and without any mechanical problem.

To be a Le Mans Driver is not easy. In fact, to be a driver, he has to pass an endurance test with the race. For those who are Le Mans fanatics, the car will celebrate its 90th year in the sports car industry in 2013.

Goldman to pay $12 million to settle "pay-to-play" probe

WASHINGTON (Reuters) - Goldman Sachs Group Inc agreed to pay about $12 million to settle charges that it violated "pay-to-play" rules in a case involving undisclosed campaign contributions to a former Massachusetts state treasurer who was a candidate for governor in the state, U.S. securities regulators said on Thursday.

A former vice president in Goldman's Boston office, Neil Morrison, worked on the campaign of Timothy Cahill around the same time that he was also soliciting underwriting business from the Massachusetts treasurer's office, the Securities and Exchange Commission said.

Goldman settled without admitting or denying the charges. The SEC also charged Morrison, and the case against him continues.

A Goldman spokesman, Michael DuVally, said in a statement the firm detected Morrison's activities, fired him, and alerted and cooperated with regulators.

"We accept responsibility for the consequences of his unauthorized actions under the terms of the settlements announced today and are pleased to resolve these investigations," DuVally said.

A lawyer for Morrison did not immediately respond to a request for comment.

Cahill was indicted earlier this year on corruption and fraud charges, to which he had pleaded not guilty. He could not immediately be reached for comment.

According to the SEC, Morrison conducted campaign activities for Cahill, including fundraising, drafting speeches, and speaking to reporters, and some of this work was done from Goldman's offices during business hours.

That work disqualified the firm from bidding for municipal underwriting business with certain issuers in the state. But Goldman went on to participate in 30 prohibited underwritings, earning it more than $7.5 million in fees, the SEC said.

"The pay-to-play rules are clear: Municipal finance professionals that use their firm's resources to campaign on behalf of political candidates compromise themselves and the firms that employ them," Robert Khuzami, who heads the SEC's enforcement division, said in announcing the case.

Five Realizations that Helped Me Write Regularly [Habits]

Five Realizations that Helped Me Write RegularlyAs with most things, the best way to get better at writing is through practice. Whether it is part of your job or just something to do in your free time, Buffer's Joel Gascoigne offers tips to make writing part of your routine.

I've written over 50 articles on [my] blog over the last two years, and I've recently successfully written an article every week for the last five months. Luckily people have noticed and seem to enjoy the articles, and as a result I get a few people asking me how I've kept up blogging as a habit. This triggered me to think about the key things that helped me.

Don't get hung up on research

I used to believe that I needed some very solid research to back up any thought I penned down in an article. I also frequently found myself thinking that my ideas or experience were not interesting or valuable enough for others.

I've since realized that by simply writing from a personal experience perspective, sharing lots of details about my startup, personal projects, or thoughts about life, I was usually creating content that was interesting for people to read.

Delaying an article to "spend longer with it" usually just means it won't get written

I used to create a draft in Tumblr every time I had an idea for a blog post. Then I'd let it sit there for a while, because I believed the idea wasn't fully formed yet, or I didn't have enough points to share about the topic. I believed that by delaying, the perfect post would eventually come to mind.

What I've realized is that there is no better time to write than when the thought first enters your mind. I should only write it at another time if I simply can't open my laptop and write it all the way through right at that moment. The content is freshest when it first appears in my mind, and in that state I write the best posts.

I've gotten much better at this over time, but I have 10s of drafts lying in Tumblr from the early days when this caught me time and time again. If you delay, the likely outcome is that it just won't get written.

We should fear not publishing articles, rather than fearing bad outcomes

Over time, the concept of "shipping" started to really fascinate me. I forced myself to, despite it being uncomfortable, "ship" everything I did earlier and earlier. Whether a product, a blog post, a speaking opportunity, I'd quit delaying and just put it out there or say "yes" to speaking.

One of my biggest learnings in the last year is that there is immense power in doing a huge volume of work. If I write a blog post every week, I learn a massive amount about what works, and it gives me much more inspiration for more articles. Also, if I write each week, I'm gradually reaching more people, growing my connections on Twitter and Facebook, and putting myself in a better position overall. I know now that if I don't publish one week, I'm missing out on these benefits. Therefore, I actually fear not shipping.

When there is a strong connection between writing and my higher level goals and purpose, it's easy to write

One of my aspirations is to eventually be a fantastic advisor and angel investor for other startups. I want to be the kind of advisor who has been through many different experiences, and has a lot of thoughts about startup challenges and solutions.

This higher level purpose is what often helps me go through the tougher times, since I need that experience first-hand in order to help others. It's also what helps me continually write, because I know that if I write a blog post about a topic, it is always very clear in my mind from then onwards. If someone asks advice on something I've written about, it's easy to help them and add a lot of value.

Choosing a schedule for writing is a great way to ensure regularity

Finding a pattern and rhythm for writing is really helpful. If I fear that I'll fail to put something out there, but I attach my writing to a higher level purpose, then it is much easier to establish a regular writing habit. In this way, I've been able to write consistently once a week for the last five months.

In the early days of my blog, I set a rule that I would always write on Sundays, and always publish by noon. This worked very well, and it also meant that people began to notice my pattern and look forward to the content. I follow a similar pattern now?I always write on the second day of my weekend (here in Tel Aviv that's been Saturday, normally it is Sunday).

Are there any realizations you've had while working towards a regular blogging or writing schedule? I'd really love to hear what worked for you.

Franchise Investment Support Increases Due to Loosened Credit and

SOUTHBURY, CT?(Marketwire ? Sep 26, 2012) ? With more and more people seeking business ownership options in this challenging job market, many players in the franchise industry are working hard to open the doors of opportunity to business ownership ? ensuring that those aspiring entrepreneurs can become franchise investors.??We?re seeing positive trends both in lending and education,? says Brian Miller, COO of TES Franchising LLC.?

?First, industry associations like the International Franchise Association (IFA) are aggressively educating the lending community on the powerful investment opportunity franchising offers,? says Miller.??The key message here is that it is oftentimes safer for lenders to consider franchise investments because they?re backed by a proven system of support.?

Secondly, aspiring business owners interested in learning about franchising can reach out to very credible resources of education, such as a franchise business coach, to help them identify whether business ownership is right for them and to help them understand the financing options available.

Franchise business coaches with TES work directly with strategic business partner Guidant Financial.?Both TES and Guidant share a common vision of how to help new and passionate business owners get the financing they need.?TES coaches help prospective entrepreneurs seek out financing early in the process of opening a new business to get a perspective on what is available and what they can afford.

Along with helping people identify financing options, TES coaches also offer guidance and training on franchising and business opportunities, taking clients through a ?discovery process? to identify their income, lifestyle, wealth and equity goals.?Clients are then presented with business concepts to explore how those complement their goals, needs and expectations.

?The financing environment is not as cumbersome as it has been in the past five years,? says David Nilssen, co-founder and CEO of Guidant Financial.??Credit has become more accessible in the last 12 months and we are finding great success through unsecured loans and the Small Business Administration (SBA) loan programs.?

?Understanding the financing options for aspiring business owners makes business ownership an even more viable option for people in career transition,? said Miller.??And it?s been our experience that lending institutions can be even more open to provide funding for a franchise.?

?We believe the best franchise buyers understand their options and can make an informed decision. We work diligently with TES business coaches and invest considerable time with franchise seekers to educate them about their options,? says Nilssen.??Many clients have the ability to capitalize their businesses.?They simply need to understand what their options are, and explore creative ways to obtain funds.?

Delicious Foods Beat the Heat | Bodybuilding, Supplements, Diets ...

As the summer season approaches and the weather undergoes a change, your body?s requirements also change simultaneously. In summers, your body is at risk of dehydration and as such, you must eat foods that are rich in fluid content. In summers you often get cravings for foods that can make you feel cool in the scorching heat.

Fortunately, Mother Nature starts producing some of the most juicy and appetizing fruits in the summer months. Here is a list of some delicious fruits for summer and tips that can help you beat the heat in those scorching summer months.

This is because 97 Per cent of a watermelon is made up of fluids. As such, the consumption of watermelon is a delicious way to beat heat.
You must consume a lot of fruit juices and water. The more your intake of fluids, lesser is the risk of dehydration. In summers, you lose a loss of water due to perspiration and exhalation.

As such, increasing your intake of fluids will help combat dehydration, and at the same time, will make the summer heat a little more bearable.
Other juicy or watery vegetables include cucumber and tomatoes. In fact, you can make tasty salads with these foods and consume them at least once a day to retain the normal fluid levels of your body.
Peaches are also a good source of fluids and their intake is a yummy way to combat the heat.
Foods like grains and beans are also rich in fluid content and can help beat heat.
Other delicious ways to beat the heat is to eat fruit desserts made of fruits like cherries, grapes, pineapples, bananas, and pecans.
These are some of the foods and fluids which can help you bear the scorching summer heat and stay cool.
However, there are also big ?don?ts? when it comes to foods for summer.

Let?s take a look at some of them:
You must not consume alcohol in summer, because it can increase the body?s temperature and encourage the loss of fluids.
Avoid the consumption of fatty foods in summer.
Go easy on packaged foods and aerated drinks.
It is really important that you take care of what you eat in different weather conditions, especially summers, when your body is prone to water loss. Do consult a dietician to know about more delicious foods that you can eat in summer to beat the heat.

Jen Sheahan Shares Facebook Marketing Strategies on Internet ...

Melbourne, AU (PRWEB) September 24, 2012

Billions of dollars will be spent on Facebook advertising over the coming year and hundreds of thousands of leads will be generated. This statement by Jennifer Sheahan of Social Groove serves as a reflection of the massive potential that the social networking site has to offer for business. Ms Sheahan has recently shared this sentiment to hundreds of aspiring and well-established Internet marketing enthusiasts, along with tips and strategies for Facebook advertising, in Internet Prophets LIVE!, a weekend conference held in the Renaissance Schaumburg Convention Center Hotel in Chicago last June 8-10, 2012.

The conference, organized by Ms Sheahans fellow Internet marketing expert Steve Olsher, is the first of its kind and focuses on educating both small business owners and established consultants on finding a niche in the vast Web-based market and dominating their chosen field. Event topics include techniques on increasing site traffic, enhancing online sales and profits, and seldom-disclosed secrets to success from big names in online business and advertising. Speakers at the inaugural conference included Jay Conrad Levinson, Larry Winget and Janet Bray Attwood, to name a few. Ms Jen Sheahan, founder of Social Groove, one of the most prominent full-service ad agencies specialising in Facebook pay per click (PPC) ads, has been invited to the event as well to share her views on the best Facebook marketing strategy for todays highly competitive online business landscape.

According to Ms Sheahan, Many people believe that advertising on Facebook is complex and expensive, but by investing the time to learn proven strategies, or what I call cracking the Facebook code, every business can grow and profit.

Ms Sheahan urges online entrepreneurs to take advantage of the business potential that Facebook offers, citing only one reason why this platform is one of the most lucrative in the business today:

Why Facebook? What does Facebook have that Internet marketers are eager to contemplate Facebook advertising? How can Facebook marketing help businesses and marketers alike? There is only one general answer to all these questions: close to a billion active Facebook users are potential customers, asserts Ms Sheahan.

She also reasons that Facebook is gaining ground in the online marketing world because it gives business owners the power to choose audiences based on location, age and interests, creating a well-targeted group of people that can potentially be turned into paying clients. The platform also gives online marketers the ability to build targeted groups within the community by using a Facebook page and the Like button. Lastly, Ms Sheahan states that with Facebook marketing, businesses are given total control over advertising budget.

For new marketers hoping to utilise the social networking site for business, Ms Sheahan offers the following Facebook marketing tips:

Read and follow Facebooks advertising procedures. Study your market and adapt the mindset of your chosen demographics to assess the effectiveness of your ad. Lastly, make the most of your investments and do the work. Buying a course does not in itself make you wealthy effort is required for success with this information.

Interested parties can find more tips on creating the best Facebook ads on SocialGroove.com. Individuals who wish to sign up for the next Internet Prophets LIVE! conference can do so on the events website.

Life Sciences and IT Investing: More Like Nuts and Gum than ...

PEHub is reporting that limited partners are putting more resources into life sciences all of a sudden. The article is low on details but says several funds in the $200 million to $400 million size are being raised right now. I know most of our audience doesn?t care much about life sciences ? although you could argue anyone susceptible to death, disease, or aging (read: All of us, even you, Larry Ellison) should.

But the mini-trend is interesting in what it says about IT investing: absolutely nothing.

Typically there?s a resurgence in life sciences whenever IT investments slump. But I don?t think that?s the case this time. For one thing, there?s no evidence we?re in a slump ? there are a bevy of conflicting data points on the health of the startup ecosystem. If anything, the most negative naysayers are concerned that we aren?t yet seeing the psychological ripple effects of disappointing IPOs make their way to the private company world.

That?s not to say that a correction won?t be coming for all those angel deals that can?t get a series A, the series A companies that haven?t gotten enough traction for a follow on round. And an overall crush of valuations when members of the 2011 $1 billion valuation club set out to raise another round. But said carnage isn?t here yet.

If you want evidence of disappointment in the consumer Web, look to the resurgence in enterprise deals instead. In the intervening years between the March 2000 NASDAQ crash and whatever this thing is that we?re in now, it has become clear that investing in life sciences and tech are utterly different animals ? more so today than ever.?Decades from now when we look back on the venture capital business, I think we?ll be surprised that life sciences and tech investments were ever done out of the same funds, through the same partnerships, and under the same roofs.

Two things have changed the businesses forever: The Internet and the playbook of big pharma.

Back in the days when Silicon Valley actually made, you know, Silicon, companies couldn?t go from idea to IPO at light speed. Tech IPOs, when they occurred, were small and companies grew the longer they were in the market. It was a totally different game. It?s similar to those opening weekend box office records that get gaudier and gaudier as the film business has changed, moving away from long runs based on reviews and word-of-mouth to huge opening weekend mega-plex pushes on as many screens as possible before the reviews come out. Far more screens and higher ticket prices are why there are such bigger opening box office weekends today ? not because the movies are any better. The film industry essentially hacked its way around reviews.

Similarly, the Internet hacked its way around the normal laws of building a tech company. It?s dramatically faster and cheaper to get a product into market, and the delivery is mostly direct to consumers, not shelves of stores or networks of distributors. But there?s a downside: It?s feast or famine. The days of the small IPO are gone, as most Internet companies go very, very big or sell quickly. When it comes to tech, venture capital has become even more of a home run business.

But it?s not just that the speed and size of the consumer Web has become more distinct from the long-time horizons and uncertainty of drug discovery. Life sciences, too, has changed in the last decade, pulling hard in the other direction. Amgen and Genentech were supposed to be the future for this field, the first two ? of many ? massive publicly traded drug discovery companies. But instead, the industry en masse opted to do the research equivalent of the acqui-hire: Rather than take on the risk of expensive clinical trials and uncertainty when it comes to the FDA and insurance coverage, biotech companies do licensing deals with big pharma early and often.

You can understand why. Consider Tysabri, a multiple sclerosis wonder drug that was expected to become a blockbuster until sales were suddenly suspended in 2005 with warning of new potential side effects. It took more than a year to come back on the market and has only recently won clearance to modify its label, which investors hope could double sales over the next year. This was a seven-year battle that could have murdered a small company like Elan, had it not partnered up with the giant Biogen to develop and market the drug together.

But with a decision to share the risk comes a decision to share the spoils. Elan may only now be able to reap the benefits for Tysabri ? and it only gets half of them.

There are few signs of this trend waning: VCs love it, because taking a small unprofitable biotech company public to fund ongoing research is all but impossible, and they aren?t going to carry it the whole way. Entrepreneurs love it, because they can get rewarded for initial discovery and don?t have to build out the testing, approval, and sales infrastructure from scratch. And big pharma really loves it, because they effectively outsource early drug research.

The picture for returns, when it comes to life sciences, couldn?t be more different than the consumer Web: No highs, but a steady track record with few lows either.

Investing in the two areas has always taken a different passion and knowledge base. But increasingly it?s just a completely different business with different risk profiles, investment expectations and fund cycles ? about as similar as private equity and venture capital. And as Web-focused venture firms fall under pressure to do seed programs and help with recruiting and other high touch services, the two will become even more distinct. (And some would argue cleantech is a third animal with its reliance on subsidies and long-lead market lead times.)

People will cite programs like the incubator RockHealth, funded by many IT investors, as evidence that there?s still some synergy there. But no one at RockHealth is doing medical devices or drug discovery. They?re building things like iPhone apps that sell into the healthcare world. That?s a tech investment that happens to be in the healthcare vertical, not a life sciences deal.

Firms still doing it under one roof will argue there?s instant diversification for LPs. But that?s the LPs? job. The synergies are getting harder and harder to see.

New York City Public Schools Go to Plan B

The New York City Department of Education has been stocking nurses? offices at 13 public high schools with Plan B, a ?morning after? hormonal birth-control pill. The medication will be available free of charge to students as young as 14. No parental notification will be required for a girl to seek and be supplied with the emergency contraceptive.

New York City Council Speaker Christine Quinn summarized the reasoning behind the plan to CBS New York:

High school students are very sexually active and getting pregnant; so we don't have that luxury to think that they are too young to be engaged in conversations about contraception and sexual education.

Some New York City public schools already supply condoms free of charge to students. Plan B has been dispensed since early last year, but the program was not widely known until the New York Post reported on it this past weekend.

The Department of Education, taking into account that family planning attitudes are different for every family, says it has notified parents from the start that they may opt out of the contraceptive dispensing program, which is saddled with the acronym CATCH?for Connecting Adolescents to Comprehensive Health.

MORE: Plan B: Morning After Pills Sold in Campus Vending Machines

So far, only 1 to 2 percent of heads of family have chosen to withdraw their children from Plan B eligibility.

According to New York City figures, more than 7,000 girls under 17 become pregnant in the city every year, and at least half those pregnancies are terminated. These figures may be central to why so few families are opting out of the program.

Concerned parents may realize that if their daughters are required to reveal details of their sex lives to Mom and Dad, starting with the admission that the girls have a sex life, they will be less likely to seek treatment that can prevent them from being counted among those pregnancy and abortion statistics.

?I think that it is correct to not have parental notification,? said City Council Speaker Quinn. ?[Requiring parental notification] will end up in reality rendering the resource useless for many of the girls who need it most.?

Though directly affected families are overwhelmingly acceptant of the CATCH plan, vocal opposition does exist, at least on talk radio.

?Should the high school or the city pay for it? Are we responsible for that? I don?t think so,? said one New York woman to radio host Glenn Schuck.

?I just don?t agree with the morning-after pill for a child who really isn?t aware of what they?re getting themselves into at this point,? said another radio listener.

An over-the-counter medication dispensed without a prescription, Plan B has been available in the U.S. market since 1999. The pills prevent conception, unlike RU-486, which it is often confused with. RU-486?the so-called abortion pill?contains a synthetic steroid called mifepristone that interferes with the body?s ability to sustain pregnancy. Plan B inhibits or delays ovulation so there is no fertilized egg to dislodge.

Should schoolchildren be granted the option of seeking contraception free of parental oversight? Leave your rationale and reasons in COMMENTS.

Article Marketing Is Good For Your Business. Find Out More About It ...

Article marketing, a innovative way to promote products and services online, is more popular than ever. Businesses like article marketing because it pushes products at low costs and without seeming like advertising. You can earn a commission when writing about a product, if someone uses your link to purchase an item. This article contains important tips to help you develop your own article marketing approach.

Keep your skill level as a marketer in mind, and don?t try to exceed it. You will then produce work that is not very good. It is better not to do something at all if you can?t do it right to begin with.

When entering the world of article marketing, many individuals try to go it alone. Keep in mind writing takes talent. It is very possible that you write skillfully and have great punctuation and grammar skills. However, if you do not have a passion for it, you will soon be bored. Practice writing so you can hone your skills. Writing is an art, not a science.

Consider in-kind social media mentions to boost your article marketing. The more your articles are liked or mentioned in a blog, the higher your search engine rating and the more visitors you will have. Use one of the many services that can help you raise the profile of your articles by using reciprocal social media and coordinating with other websites.

To help ensure success with your article marketing, you should focus on both quantity and quality of articles on your website. This gives your readers the best of both worlds because you are consistently providing useful content through multiple articles. Overtime, writing articles will become easy for you, and you will be able to get them done quickly.

One way that you can ensure you are relating to your readers on a personal level is to write as though you were speaking with a friend. A little warmth can cut through the cold, procedural tone that exists in other parts of the web. Be your readers? friend by sharing with them your passion for the topic at hand.

Make sure to keep your articles understandable and clear in order to keep the readers engaged and be successful at article marketing. If they are not, your visitors will be less likely to finish the article. Use wordings that are familiar and paragraphs that are short in your articles.

Outsourcing your article writing and then focusing on spinning them and reselling can be a great option for your marketing. Only used well-polished articles with good, relevant content. Anything less would detract from your website?s credibility.

Try to write informative articles that offer readers genuine help and advice. Once you?ve answered a question for your reader accurately they are very likely to return again for more solutions in the future.

A good target word count for articles is 400 to 600 words. Keeping your articles to a reasonable length will help readers stay engaged and interested. Readers will quickly become bored with excessively long articles and move on to something else. This is why you need to write clear and precise articles.

Each article directory should have clear and established rules. Not all directories have the same guidelines for submission.

When you market your article you will want to make sure to include search terms that are relevant. It will then be easier for potential buyers to find your articles. Don?t choose random keywords; instead, choose one or two words that are relevant to your article?s topic.

When someone is searching online they will only spend about a minute on any given web page, so make an effort to offer them quality and persuasive content early on in your article. Be as concise as possible, and use language that is easily understood. Highlight important ideas with lists and bullet points.

Before marketing an article, one should study the media in which they are planning to market their writing in and look at other articles found there. By learning about the competition, one can improve their content to be more effective for the audience.

Look into article directories as a venue for advertising your articles. Search engines check the article directories frequently and often rank them highly. These articles will probably be chosen, thus giving you a free ad.

Your articles main purpose is to get readers to do what you want them to by progressing them to the next action. Readers are canny enough to understand that a single article will not provide a complete solution for a problem or a full explanation of an issue. You should identify the step you are trying to lead them to before you begin your article. Fold that into the piece and pull them to your sales funnel, offering even better things down the line.

Variety is the spice of life, so don?t be afraid to use a variety of article topics. Create some nice specific term articles along with some how to articles to help new readers out. Make the title of your article a compelling question that you answer in the body of the article.

Put a lot of emotion into your writing, this will make you easy to relate to. Writing that is too cold, technical or impersonal often fails to engage the reader and may actually cause some people to avoid your website, which translates to decreased sales for your business.

Use this advice as a jumping off point. Let this information guide you as you decide what to do and how to do it, and you?ll see the success that every article marketer hopes for.

Tips To Keep You On Top With Commercial Real Estate | Tic Tracker

You probably have a better chance at making a profit in the commercial real estate market than in the residential real estate market. Sometimes, it is hard to know what is a good opportunity for you, though. This article provides a lot of useful information that will make you more knowledgeable of the factors involved in commercial real estate. Learning this information, and following the advice provided, will enable you to make smart and profitable commercial real estate decisions.

You should go ahead and advertise any commercial property for both far and local people. Do not assume that only local investors will be interested. There are many investors who are interested in financing properties which are outside their area as long as they are a great deal.

Experts recommend not purchasing unit blocks that have fewer than 10 units in them. This is because they can be more difficult to manage than smaller properties. Look into your unique situation to make the best decision.

When you are looking at a commercial property, be sure to look at the neighborhood, too. If you are buying the property in a more expensive neighborhood your business will most likely be a lot more successful, people there have more to spend. You might want to buy a property in a less affluent neighborhood if you are selling products or services that less affluent people would find attractive.

TIP! When purchasing commercial real estate, try to look at opportunities that allow you to buy bigger. Taking care of more units does not cost much more and this will bring down the price of every individual unit.

Put a high priority on emergency maintenance needs. One way to develop such a list is to ask current commercial investors who they use in the event of an emergency repair. Know the phone numbers, and be aware of their response time. Consider how an emergency will affect your business operations, and have an emergency operating plan in place.

Keep letters of intent simple by tackling large issues before sweating the small stuff. This will help to reduce some of the tension in initial negotiations and will also make gaining agreement on some of the smaller issues much easier.

Use of a digital camera is a simple and effective strategy. Make certain your photos highlight specific defects such as carpet spots, wall holes and bathroom discolorations.

TIP! Consider the features that your business requires prior to searching for commercial property. You should know what kind of space you will need for your business.

Establish an online presence before jumping into the market. Add yourself to LinkedIn, or better, create your very own website. You are also going to want to check out search engine optimization because this can increase your website?s rank on search engines. The goal is that people can find out who you are by simply punching in your name in a search engine.

By now, you should feel comfortable with the fundamentals of business real estate. Try to stay flexible and always try to think on the fly as you move throughout the real estate market. When you position yourself like this you can make sure you make the best decisions possible, and you can maximize your profit ability as well as give yourself a better

Low Rate Auto Loans Texas - How to Get The Best Rates? | PRLog

PRLog (Press Release) - Sep 22, 2012 -
Cars offer the most comfortable ride and they are a requirement in Texas because of its large area. But, rising car prices make it impossible to get a car with cash. Each one of us requires car loans to finance our auto purchase.

Most people fear auto loans because of hidden charges and unmanageable payments. But, you can successfully avail reasonable interest rates on car loans today. Let?s understand how you can get Texas auto loans that are not hard on your wallet.

Tips for Getting Low Rates on Texas Car Loans

Good Score Can Help

A decent credit score will guarantee lower rates. If you have paid all your credit card bills and made prompt loan repayments, you can enjoy the benefits of having a good score. A high score often translates into low interest rates. This is so because lenders perceive you less risky. So, being a genuine re-payer in the past can help you in present.

Know and Improve your Accurate Score

It is essential that you check your credit score before applying for a car loan in the Lone Star State. Lenders may offer higher interest rates by showing a score worse than yours. So, make sure you know your exact credit score.

If you have a bad credit score, start improving it. Avail a copy of your free credit report and check for any errors. Before filling the Texas loan application form, dispute any unwarranted transactions. Also, pay off some of the debt. This will increase your credit score.

Manage These and Get Lower Rates

If you can manage to make a substantial down payment, it can reduce interest rates. A large down payment indicates Texan lenders that you have already invested a huge amount in buying the car. It will show you in a positive light. As a big money down amount will reduce the Texas car loan amount, lender?s risk will reduce and you will benefit from it.

You can get better rates by bringing a co-signer. When you have a co-signer, the lender is assured of regular payments.

If you have collateral, then the lender can easily use it to recover his money. So, use your property as collateral to reduce auto loan rates in Texas.

Comparison is the Key

Getting competitive rates is possible in Texas. For that, you have to avail auto loan quotes from several lenders. Comparing quotes will help you get the best car loan deal. It is good to compare their rates and loan conditions. Other than this, the loan term is quite important too.

Use auto loan calculators to know your exact payments, total interest amount and car loan costs. It will help you to take a better decision.

Negotiation Reduces Rates

One thing that all buyers must religiously follow is to have a proper negotiation. A study by Consumer Federation of America reveals that customers are over-charged by 3% of their loan amount by the dealers. This adds up an extra amount of $1000 while procuring the loan. So, it is essential that you don?t accept any offer without negotiation.

Remember, Texans!! Whatever you do, it should fulfill the goal of lowering lender?s risk. This will automatically help you in reduction of your car loan interest rates. If you can manage it, you will surely get the best car loan rates.

Romney tries to seize mantle of change

WASHINGTON (AP) ? Now it's Mitt Romney who wants to be the candidate of change.

Romney seized on President Barack Obama's comment that "you can't change Washington from the inside." Grasping for a way to right his campaign and appeal to independents, the Republican nominee said he has what it takes to end the nasty partisanship in the nation's capital.

"I can change Washington," Romney said Thursday. "I will change Washington. We'll get the job done from the inside. Republicans and Democrats will come together."

Romney was expected to press the issue again Friday during a campaign rally in Nevada, a state hard hit by the nation's housing and unemployment woes.

Obama, traveling Friday to Virginia and addressing an AARP convention by satellite, planned to keep hammering Romney for comments he made in a private fundraiser about 47 percent of the country believing they are victims and entitled to a government handouts.

Obama, who ran for president in 2008 on a pledge to fix Washington's combative tone, said in an interview that he had come to the conclusion "you can't change Washington from the inside. You can only change it from the outside." Adding that he wanted people to speak out on issues, he went on to say: "So something that I'd really like to concentrate on in my second term is being in a much more constant conversation with the American people so that they can put pressure on Congress to help move some of these issues forward."

After Romney focused on the "can't change Washington from the inside" segment of Obama's remarks, the president's campaign countered quickly by noting that Romney said exactly that in 2007, when he was running for the 2008 Republican nomination: "I don't think you change Washington from the inside. I think you change it from the outside."

Obama adviser David Axelrod defended the president's comments on NBC's "Today." ''He said in order to move Washington and to move the Congress, you have to enlist the American people," Axelrod said.

"That was the lesson he learned from the standoff on the debt ceiling last summer, and he's been making that point consistently," Axelrod said. "The fact that Gov. Romney picked up on it and attacked him on it is just one more example of how he's just cascading from one gratuitous attack to another, instead of talking about solutions to the problems we face."

Obama's campaign also released a web video Friday morning targeting older voters, many of whom would fall into the group of Americans Romney referenced when he said that nearly half of Americans don't pay income tax but get benefits. Senior citizens receiving Medicare make up about 15 percent of those getting federal benefits; about 22 percent of those not paying income tax are seniors who get tax breaks that offset their income.

The Obama video features voters commenting on Romney's assertions, including one man who says "It offends me."

Polling shows Obama with a slight lead nationally, as well as in many of the eight or so battleground states that will decide the election. That includes Virginia, where Democrats with access to internal polling say Obama is up 3 or 4 percentage points over Romney in Virginia, a slimmer margin than in some recent public polling.

Obama has also pulled ahead of Romney in cash on hand, a key measure of a campaign's financial strength. The Democrat has more than $88 million to spend in the campaign's final weeks, while Romney has just over $50 million at his disposal.

Romney's campaign is seeking to regroup after a rough stretch that included the emergence of a video in which he tells wealthy donors at a private fundraiser that 47 percent of Americans pay no income tax and that they believe they are victims and entitled to an array of federal benefits. Obama has cast those remarks as a sign that Romney is out of touch with most Americans.

"When you express an attitude that half the country considers itself victims, that somehow they want to be dependent on government, my thinking is maybe you haven't gotten around a lot," Obama said Thursday during a forum on Univision, the Spanish-language TV network.

Romney is also facing criticism from some in his own party that he's spending too much time raising money and not enough time talking to voters in the eight or so battleground states that will decide the election. In response, his campaign added a Sunday rally in Colorado to his schedule and announced a three-day Ohio bus tour that kicks off Monday.

At the same time, his wife, Ann, said GOP critics should lay off. "Stop it. This is hard. You want to try it? Get in the ring," she said Thursday evening in an interview with Radio Iowa.

"This is hard, and you know, it's an important thing that we're doing right now, and it's an important election," she said. "And it is time for all Americans to realize how significant this election is and how lucky we are to have someone with Mitt's qualifications and experience and know-how to be able to have the opportunity to run this country."

The president will campaign this weekend in Wisconsin, a state Romney is trying to put in play. Republicans are hoping the addition of Wisconsin Rep. Paul Ryan to the GOP ticket will help them claim victory there ? or at least force Obama to spend time and money to hold the state.

Even with Election Day under seven weeks away, voters across the country are already casting ballots. By week's end, early voting will be under way in two dozen states.

Obama was also making a play for older voters Friday by speaking via satellite to an AARP convention and taking questions from the group's members. The president's campaign is seeking to gain an advantage with seniors and voters nearing retirement by attacking the Republican ticket's plan for Medicare.

The popular federal entitlement for seniors was the focus of a new television ad from the Obama campaign. The ad, scheduled to air Friday in Colorado, Florida and Iowa, presents a Democratic refrain ? that Romney and Ryan would turn Medicare into a voucher program that could raise seniors' health costs by up to $6,400 a year.

Independent groups have said that a House Republican budget proposal led by Ryan could lead to higher costs for older Americans. But exactly how much is far from clear. The ad relies on the Center on Budget and Policy Priorities, a liberal-leaning think tank, for the figure it cites.

Supporters of the Ryan plan say competition among private insurance providers could wring waste out of the system and bring down costs.

Penny Marshall advises budding directors: Drop the ambition

NEW YORK (Reuters) - Pioneering film director and producer Penny Marshall has some advice for future filmmakers: Take some chances and don't be a slave to Hollywood ambition.

The 69-year-old Marshall who rose to fame as a comedic actress in the sitcom "Laverne and Shirley," and ultimately broke barriers for female directors in a male-dominated field with a string of hit Hollywood films, chronicles her colorful life in a new memoir, "My Mother Was Nuts" that hit U.S. stores this week.

The book is filled Marshall's anecdotes about her childhood in the Bronx with her dance instructor mother, her shotgun marriage in 1961, drug-fueled times with a circle of famous names, her bout with cancer and an acting and directing career spanning 44 years.

She said her lack of fear of being thrown out of Hollywood helped her succeed as the first female director to make a film that grossed over $100 million with 1988's family comedy "Big" starring Tom Hanks.

"I'll try anything. What are they gonna do, kick me out of show business?" she told Reuters in an interview. "I didn't have that problem because I wasn't ambitious enough."

Another key success ingredient? Don't be afraid to ask for help.

"I talked to my crew and said, ?Just tell me the truth.' I turned to the crews and asked them for their help," she said.

The gambit worked: "Big" was both a box office and critical success and her second film, "Awakenings," picked up an Oscar nomination for best film, while her third, the baseball comedy drama "A League of Their Own," became a Marshall fan favorite.

YOUTUBE ADVANTAGES

But after helping pave the way for female directors to helm critical and box office hits, these days Marshall said she doesn't have an opinion on the lack of female directors that still haunts Hollywood. She said her situation was unique since "they asked me - I didn't knock on their door."

She did encourage aspiring filmmakers to use current filmmaking tools that were not available to her, including advances in technology and social media.

"Look at YouTube, how many talented people there are," she said. "It's a whole new world of how to express yourself. I don't know how to work that world, but take advantage of it."

Throughout her life, her propensity for trying new things extended beyond the professional realm: she writes candidly about her drug use during the 1970s and 80s, which included cocaine, marijuana, qualudes, and ecstasy.

Contrast that to now, she said, where vitamins, thyroid medication, and the occasional Motrin are her legal drugs of choice. But she does support legalizing marijuana, especially for medical use.

"I have nothing against anyone who smokes it, I like the smell of it, if it helps with people's illness, I say yes," she said.

She is also vocal about her support for abortion rights after her own experience with unplanned pregnancies. Her first pregnancy with her boyfriend-turned-husband resulted in her daughter, Tracy. Her second, following her second marriage and divorce to Hollywood director Rob Reiner, resulted in an abortion.

"I'm pro-choice. But I'm glad that there was no choice back then, because I have a wonderful daughter and three grandchildren," she said.

These days, after beating a brain-tumor scare, she is passionate about activism on behalf of war veterans with brain injuries. She also directs the occasional television episode.

She has not directed a Hollywood film in years -- her last movie in cinemas was 2001's "Riding in Cars with Boys." But she would not rule out getting behind the camera for a big movie again.

"We'll see," she said, smiling.

kitchen counter chronicles: Children Loving Animals - The New Puppy

As I sit and write this post, our (almost) 4 month old puppy is laying on the couch beside me. Oh my, how life has changed since he, Arthur, entered our lives.?How we ended up with a puppy is a long story, let's just say that it started with me suggesting we get a fish. Yes, from pet fish to pet dog...yikes! When I was a kid I grew up with pets; dog, cat, bird, fish and hamsters. Sometimes it felt like I lived in a zoo. So, when we had kids we knew that at some point we wanted to get a pet. It took a while, but we finally felt that we were ready.

It has amazed me to see how this little puppy has changed our day to day lives. I have seen my girls show great patience...patience I didn't know that they had. When Arthur first arrived he was having some behavioural difficulties and we had to send him to the breeder, for 3 weeks. I was so impressed with how my girls handled the separation from their new pup.

I know what I have observed in my children, but I thought that I would check in with my girls and see how they think things have changed since Arthur arrived.

Was getting a puppy what you thought it would be?
C: (6 year old) No, it took a long time! First the litter had to be born, then we had to wait for our puppy to be old enough to come home with us. Then when he came here, he was scared and so he had to go back to his family. And then he finally came home to us.
M: (9 year old) No, because I thought the dog would be friendly right away.

What have you learned about puppies?
C: I learned that you can't pick them up all the time.
M: I learned that puppies aren't all cuddly, in the beginning. And, that puppies want to play!

What did you learn about yourself?
C: That I have to be patient.
M: I have learned that I want to cuddle all the time and pick up the dog all the time and I really can't...he wants to play.

Was it worth the wait and all the hard work?
C: Yes, it took a long time to get to today...but I love Arthur.
M: Yes! Because I love Arthur!

I love how insightful this whole experience has made my girls. They are so right. This puppy has taken a lot of time and effort. Kids might think that getting a puppy is going to be super easy - but it's not super easy. I remember one night in the beginning my eldest daughter coming to my husband in tears saying "I just want him to cuddle in my lap." She was heartbroken that he was such a ball of endless energy. The best part is that the girls and my husband and I have done the hard work and now we have a puppy who love to cuddle. So, I guess it's okay if he sleeps on the couch...sometimes.

Humans were already recycling 13,000 years ago, burnt artifacts show

ScienceDaily (Sep. 20, 2012) ? A study at the Universitat Rovira i Virgili and the Catalan Institute of Human Paleoecology and Social Evolution (IPHES) reveals that humans from the Upper Palaeolithic Age recycled their stone artefacts to be put to other uses. The study is based on burnt artefacts found in the Mol? del Salt site in Tarragona, Spain.

The recycling of stone tools during Prehistoric times has hardly been dealt with due to the difficulties in verifying such practices in archaeological records. Nonetheless, it is possible to find some evidence, as demonstrated in a study published in the ?Journal of Archaeological Science?.

?In order to identify the recycling, it is necessary to differentiate the two stages of the manipulation sequence of an object: the moment before it is altered and the moment after. The two are separated by an interval in which the artefact has undergone some form of alteration. This is the first time a systematic study of this type has been performed,? as explained to SINC by Manuel Vaquero, researcher at the Universitat Rovira i Virgili.

The archaeologists found a high percentage of burnt remains in the Mol? del Salt site (Tarragona), which date back to the end of the Upper Palaeolithic Age some 13,000 years ago. The expert ensures that ?we chose these burnt artefacts because they can tell us in a very simple way whether they have been modified after being exposed to fire.?

The results indicate that the recycling of tools was normal during the Upper Palaeolithic Age. However, this practice is not documented in the same way as other types of artefacts. The use of recycled tools was more common for domestic activities and seems to be associated with immediate needs.

Recycling domestic tools

Recycling is linked to expedited behaviour, which means simply shaped and quickly available tools as and when the need arises. Tools used for hunting, like projectile points for instance, were almost never made from recycled artefacts. In contrast, double artefacts (those that combine two tools within the same item) were recycled more often.

?This indicates that a large part of these tools were not conceived from the outset as double artefacts but a single tool was made first and a second was added later when the artefact was recycled,? outlines the researcher. The history of the artefacts and the sequence of changes that they have undergone over time are fundamental in understanding their final morphology.

According to Vaquero, ?in terms of the objects, this is mostly important from a cultural value point of view, especially in periods like the Upper Palaeolithic Age, in which it is thought that the sharper the object the sharper the mind.?

Sustainable practices with natural resources

Recycling could have been determinant in hunter-gatherer populations during the Palaeolithic Age if we consider the behaviour of current indigenous populations nowadays.

?It bears economic importance too, since it would have increased the availability of lithic resources, especially during times of scarcity. In addition, it is a relevant factor for interpreting sites because they become not just places to live but also places of resource provision,? states the researcher.

Reusing resources meant that these humans did not have to move around to find raw materials to make their tools, a task that could have taken them far away from camp. ?They would simply take an artefact abandoned by those groups who previously inhabited the site.?

Vaquero and the team believe that this practice needs to be borne in mind when analysing the site. ?Those populating these areas could have moved objects from where they were originally located. They even could have dug up or removed sediments in search of tools,? highlights the researcher.

Unequal Distributions | Law Offices of John W. Callinan

Every day, I meet with people who want to engage in Medicaid planning.? Medicaid is a government health insurance program for needy individuals.? Unlike most health insurance programs, Medicaid will pay for long-term care costs, such as care in a nursing home or assisted living residence.

Medicaid planning is a process through which individuals seeks to transfer assets to family members and qualify for Medicaid benefits sooner than they would qualify for such benefits if they had not engage in such planning.? Through Medicaid planning, I can, in many cases, preserve significant assets for family members of the individual who requires long-term care.

One impediment to such planning is when the elderly individual has an unequal distribution plan or when the case involves a second marriage.? What I mean by this can be explained with two examples.

Example One.? Mr. Smith requires nursing home care.? His daughter comes to see me.? Mr. Smith?s Will leaves everything to the daughter and nothing to his son.? Mr. Smith signed the Will six months prior to the daughter coming to see me.

Example Two.? Mr. Smith requires nursing home care.? Mrs. Smith, Mr. Smith?s second wife, comes to see me.? Both Mr. and Mrs. Smith have children from a prior marriage.

The problem with these situations is that any transfer of Mr. Smith?s assets has a strong probability of being challenged by someone.? If I instruct the daughter to transfer assets of Mr. Smith to herself, the son may step in and say that Mr. Smith was incompetent when he made his last will and testament and that the money should not have been transferred to the daughter.

If I instruct the wife to transfer the assets to herself, Mr. Smith?s children from a first marriage might step in and say that their father wanted them to receive his assets, not his wife, and that even though Mr. Smith is in a nursing home, the second wife may predecease Mr. Smith and they would then inherit Mr. Smith?s assets.

And you know what, they?re right, and that?s what makes Medicaid planning in these situations very hard.? It?s not impossible, but it?s harder.

In the second-marriage situation, I may wish to meet with Mr. Smith?s children.? In the disinheriting situation, I may want to obtain a guardianship over Mr. Smith and seek court approval for the transfer.
